Financing and Budgeting
HOW CONSTRUCTION FINANCING WORKS
Most people understand how traditional mortgages work. Typically a builder will require a home buyer to obtain a type of construction loan. As opposed to issuing the entirety of debt at once, construction lenders issue debt in parallel with certain progress milestones. Additionally, construction loans are distributed after all the borrower’s cash equity is used by initial progress payments. Obtaining your Construction Loan differs from a traditional mortgage and could require more conditions to be approved for the loan.
APPROPRIATELY SIZING YOUR BUDGET
Determining a viable project budget can be a complex analysis for first-time home buyers, or first-time builders dealing with land acquisition and construction. The fundamental determinant is how much debt a lender is willing to provide.

Designing Phase
CONCEPTUAL DESIGN
An initial deposit will secure your selected lot and we can move ahead with the plans. At this stage, we enter into a designing agreement. Intex will work with you to review your budget and finalize your layout to create conceptual plans. Based on these selections, we can provide an accurate estimate for your future home.
FINALIZE & SIGN CONTRACTS
Let the fun begin! Once all preliminary designs, specifications, financial guidelines are finalized we will sign a sales agreement and home specifications. We issue set of construction drawings and provide you with the construction schedule.
Construction and Final
CONSTRUCTION STARTS
Depending on factors such as special order materials, the complexity of the house design, location, extream weather conditions construction can take some time. We know you are eager to move in into your beautiful new home. Our project management team and experienced construction crew fine-tuned our average build time between 15 to 19 weeks.
POSSESSION DATE
Once we are certain your home is ready, we schedule a walk-through to explain the various equipment and systems you as the homeowner must maintain. After we complete walk-through we provide you with a certificate of completion.
